Sasquatch is right. I chose Stormcloaks, and took Markarth for the Stormcloaks, and kept Riften as well. Sungard is in Markarth's Hold and Greenwall is in Riften's so I missed it.

Be careful with this achievement! Better to do this before the main story because the negotiations can make you miss this achievement completely.

i did the civil war story line last and had no problem getting this achievement.
